Crack Sealing

Cracks in asphalt are inevitable. Crack will always develop. This is normal aging process due to expansion and contraction of the pavement. Tree roots, water under pavement or broken water pipe can cause cracking. Sometimes it can be from improper compaction, installation or insufficient or poor sub-base. Most of the time it is simply Mother Nature's natural aging, settling or ground movement. Every owner/manager needs an asphalt preventive maintenance plan that includes crack sealing. Depending on the initial construction and climate conditions, a crack sealing and maintenance plan can help asphalt last 10 to 15 years before major replacement is necessary. The cost associated with such a crack sealing plan is a fraction of the replacement cost Crack sealing is an annual maintenance procedure. It should be scheduled a minimum of every one to two years. Cracks should be filled as soon as possible to avoid water infiltration and expansion.
